Description of Proposed Project
The project is located on a 1.45-acre lot with a 13,170-square-foot, single-story childcare center, which is currently vacant. The proposed project consists of demolishing the existing building and constructing 28 townhomes in six 3-story buildings. Of the 28 units, 4 units will be deed-restricted as affordable to moderate-income households and the project is therefore eligible to utilize the State Density Bonus Law. The project is requesting one concession and 16 waivers of physical development standards, as discussed in the Development Standards section of this staff report.
